BTS Sukhumvit Line Condo Rental Guide: Every Station Explained

2026-03-17·8 min read

The BTS Sukhumvit line runs through Bangkok's prime expat corridor. Here's your complete rental guide to every key station.

Why the Sukhumvit Line?

The BTS Sukhumvit line (light green) runs from Mo Chit in the north through Bangkok's expat heartland — Asok, Phrom Phong, Thonglor, Ekkamai, On Nut — all the way south to Bearing and Samut Prakan. It's the most important transit corridor for condo renters: fast, air-conditioned, and running every 3–5 minutes during peak hours. Living within walking distance of a Sukhumvit BTS station adds measurable value to your commute quality and rental price stability.

Mo Chit (N8) — Northern End, Budget Living

Mo Chit anchors the northern terminus. Home to Chatuchak Weekend Market and MBK-adjacent areas. Condo rents: ฿12,000–35,000/month. Best for: budget-conscious renters comfortable further from CBD. Chattuchak Park is a major green space bonus.

Ari (N5) — Neighbourhood Gem

Ari sits just 3 stops from Siam and offers a genuine residential neighbourhood feel — tree-lined sois, indie cafés, morning markets. Rents: ฿18,000–55,000/month. Best for: long-stay nomads and expats who prefer quiet over convenience. Few tourists. Strong café-work culture.

Ratchathewi (N2) — Midtown Value

One stop from Siam, Ratchathewi offers midtown access at lower prices than Phrom Phong or Thonglor. Rents: ฿20,000–65,000/month. Good mix of Thai and international residents. Closer to Victory Monument and Pratunam shopping.

Asok (E4) / BTS-MRT Interchange — Maximum Connectivity

Asok is where BTS meets MRT — the most connected station in Bangkok. Terminal 21 mall, WeWork, JustCo, and hundreds of dining options all walkable. Rents: ฿22,000–90,000/month. Best for: professionals, nomads with frequent meetings, anyone who values connectivity above all else.

Phrom Phong (E5) — The Expat Flagship

Phrom Phong is Bangkok's most established expat neighbourhood. Emporium and EmQuartier malls, Samitivej Hospital, Benchasiri Park, dozens of international restaurants. Rents: ฿30,000–130,000/month. Best for: families, long-stay expats, and those who want the full Bangkok luxury expat experience.

Thonglor (E6) — Lifestyle Prestige

Bangkok's most fashionable address. Award-winning restaurants, luxury condos, international schools, the best nightlife. Rents: ฿35,000–150,000/month. Best for: affluent expats and those for whom lifestyle quality is the primary criteria.

Ekkamai (E7) — Creative Hub

Ekkamai offers Thonglor-adjacent quality at a meaningful discount. Creative, young expat community. HUBBA co-working, Gateway mall, excellent street food. Rents: ฿25,000–90,000/month. Best for: nomads, creatives, expats on moderate budgets who still want Sukhumvit access.

On Nut (E9) — The Smart Budget Choice

On Nut is the most popular station for budget-savvy Sukhumvit expats. Still on the direct Sukhumvit line, 12 minutes from Asok. Big C, Tesco Lotus, and Villa Market all here. Rents: ฿15,000–55,000/month. Best for: those who want Sukhumvit address at affordable prices.

How to Choose Your Station

A few rules of thumb:

  • Work in CBD (Silom/Sathorn): Use MRT interchange at Asok, or choose Sala Daeng/Chong Nonsi on Silom BTS
  • Work from home / nomad: Thonglor or Ekkamai for lifestyle; Ari for value
  • Budget ≤ ฿25,000/month: On Nut or Ekkamai
  • Family / international school: Phrom Phong (Bangkok Prep, Wells, NIST nearby)
  • Nightlife and dining: Thonglor, then Asok
